The second boutique apartment building within the award-winning Tullamore precinct, Folia is an inspired low-rise design, featuring 102 residences across seven levels There is more than six metres of fall across the site, measuring over 50 metres in width, resulting in sleeved garden-terrace apartments to the north of the building, a part ground-level carpark and a full basement-level car park. Folia and Phoenix presents a refined urban edge to Mirvac’s Tullamore community along Doncaster Road, and their urban form is connected through their scale and use of common materiality and colour palette. Planters are a feature of both, creating a holistic environment and smooth transition from the nature of the estate into the apartments. Folia’s organic form and Phoenix’s orthogonal form complement one another along the streetscape.
Combining architectural design with strong urban design principles, Folia has an articulated base, middle, and top section, breaking down its’ perception of scale and massing. This is particularly evident along the northern façade along Stables Circuit, requiring a sensitive approach to the finer urban grain of neighbouring residential housing. Glazed brick tile cladding has been used along the base of the northern façade, strengthening the connectivity between materiality and broader streetscapes.
The middle section has a simple palette of white render where the curvilinear form, undulating balcony line, and the planters become the highlight of the façade design. The top is expressed with a cantilevering roof form in a contrasting dark colour palette and textured timber-look aluminium soffit, creating a strong finish to the building.
Folia is further broken down into a series of pavilions, reducing the horizontal scale along Stables Circuit. This separation is created with a recessive glazed façade, one of which is the main building entrance. The 2 building entrances from Stables Circuit and Doncaster Rd is connected through this space, forming a double height view corridor with a ribbon of planters and natural light bringing nature inside the lobbies.
Folia has also contributed to long-term sustainability goals, achieving an overall average NatHERS rating of 7.1, as well as being the first project to benefit from world-leading solar technology through Mirvac’s partnership with Melbourne-based Allume Energy. Folia now takes pride of place at Tullamore with design excellence that sets a new benchmark for apartment living, while also delivering a striking, lasting legacy for the local community.
